     This section refers to the same category or works presented also within the Cadastral plans, respectively to the estate division in two or more than two estates adding the fact that on this circumstance the number of the resulted estates implies a systematization plan.

Aim:

     The main aim of this section is represented by the procedure of terrain systematization for a residential neighborhood and the delivery of the emplacement to the gainer.

Required papers:

     For the registration in the cadastral register to tabulate the property right, see Cadastral plans section.
     For technical operations on terrain and office the following papers are required:

  • Duplicate of property deed;
  • Owner’s ID duplicate;

Activities developed by the company:

     After establishing the starting period, the implementation, the delivery of the service, the costs, Office of Cadastre and Land Registration (OCPI) fees and paying method the following stages are to be tracked:

Field-work, 1st stage:

     In this stage all the necessary surveying measurements will be effectuated to determine the initial emplacement of the estate. Besides this the field team will decide upon the emplacement of the lining out base.
     Owner’s attendance is mandatory at this stage. The owner is required to provide to the field team all the technical information necessary to accomplish the works more easily.

Office stage:

     In the stage there will be taking care of the topographic measurements processing took in the above mentioned stage and also of the elaboration of the estate emplacement plan.
The systematization project will be designed in conformity with gainer’s requests and also the lining out project will be prepared.

Field-work, 2nd stage:

     In this stage the lining out on field project for the initial emplacement will be implemented and then the same thing will be applied for the designed emplacements.
     It will be taking care of the materialization of the points which from the shape of every emplacement is defined.
     The emplacements will be handed over to the gainer on the basis of an acceptance report.

OCPI reception stage:

     If the gainer will require subsequently the emplacements conveying also the tabulation of the property right for the newly resulted emplacements then a dossier containing the proper documents will be deposited to OCPI (Office of Cadastre and Land Registration) as the property to be verified, received and listed in the cadastral register. At the end of this stage the dossier will be handed over to the gainer together with the information extras and the finalization of the cadastral register (if needed), documents released by OCPI.
