     This section is similar with the one presented in Systematization plans section but this is to be applied at a greater scale.

Aim:

     As utilities of this works category the following can be enumerated:

  • Parceling plans for agricultural terrains that are structured on lots and groups of lots in conformity with the Town Hall registries, administrative territorial unities and with the issued property title deeds, either if these plans exists but need to be updated, or these not exist at all;
  • Parceling plans for terrains situated outside the residential area but close to that that are situated within the residential ones and that are to be transferred as to become part of the residential area due to a decree issued by the local council, terrains that are to be complying with a systematization plan;
  • Parceling plans for private terrains that are to be complying with an ample systematization plan.

Required papers:

     For those terrains that belong to the Town Hall, administrative territorial unities or for private terrains one has to proceed as it follows:

  • The property right with be attained by obtaining the Prefect Order (if  needed);
  • The property right will be registered in the cadastral register for tabulation (see Cadastral plans section);
  • The systematization plan will be design in conformity with gainer’s requirements;
  • The resulted dismemberments will be registered in the cadastral register in order to tabulate the property right.

Activities developed by the company:

    Once the starting, execution and works handing over dates, costs, Office of Cadastre and Land Registration (OCPI) fees and the paying method were established, the following stages will be completed:

Field-work stage:

     In this stage all the necessary surveying measurements of the terrain will be executed as to determine the surfaces in conformity with the property right and with the cadastral registries. The owner is required to provide all the technical and/or juridical information to the field team in order to accomplish the works more easily.
     If the gainer requires also the identification procedure, setting out and emplacements handing over then the steps presented in the 1st and 2nd stage of field-work from Property identification section will be executed one by one.

Office stage:

     In the stage there will be taking care of the topographic measurements processing and the dossier will be draw up in conformity with Order No. 634/2006 issued by the general manager of ANCPI regarding the approval of the regulation on the subject of the content and the method by which the cadastral documentations are set up for registration in the cadastral register, published by the Official Journal No. 1048/12.29.2006. At this stage for any kind of technical issues the owner is required to attend the office in order to solve them.

OCPI reception stage:

     Subsequently the dossier elaboration, this will be deposited to OCPI (Office of Cadastre and Land Registration) as the property to be verified, received and listed in the cadastral register. At the end of this stage the dossier will be handed over to the gainer together with the information extras and the finalization of the cadastral register (if needed), documents released by OCPI.
